In your next commercial build-out project, obtaining LEED certification can reduce your energy bills and establish your business as a leader in green building practices. The initial cost of construction is nothing compared to long term environmental benefits. Continue reading to learn more about LEED certification and what it could mean for your business renovation:
Becoming a Part of the Green Movement
LEED, or Leadership in Energy and Environmental Design, is a program of the U.S. Green Building Council that aims to reward green building practices. The program is currently being applied in over 50,000 international building projects that take up more than 8.9 billion square feet of building space. By incorporating LEED standards in your project, you’ll be part of a new and growing movement toward more environmentally friendly building practices. This isn’t just great for the environment, but for your business’s reputation.
Lowering Your Operating Costs
Some business owners are deterred by the perceived cost of LEED-certified projects. However, such an upgrade makes economic sense in the long run. LEED projects are among the best in energy-efficient design, creating less construction waste and using less water, electricity, and energy overall. Once your LEED-certified project is complete, your energy savings will make up for your initial investment.
Increasing Your Property’s Total Value
LEED certification can set your business apart in a competitive field, giving your building added value and your brand the prestige of the LEED label. Green buildings add tangible value to a business. A 2008 study by the CoStar Group found that green buildings outperform their conventional counterparts in sale price, rates of occupancy, and energy costs.
If you are considering LEED certification for you next commercial build-out project, contact Fessler Home Improvement & Construction. Our highly rated contractors are trained and up to date on LEED-certified construction techniques, and will work with you throughout your project to ensure that you obtain proper certification. Call us at (888) 473-0630 to discuss your project today.

When it comes to saving energy, one of the most overlooked areas of the home is the roof. The roof is the divider between your home and the elements; if your roof leaks, it can damage the structure of your home and lead to higher energy costs.
In this video, the GAF Materials Corporation explains the various ways you can boost your home’s energy efficiency by improving your roof’s insulation and materials. Special shingles exist that can refract infrared rays and keep your home cool, while solar powered roof vents can enhance the air exchange in your attic, preserving air quality and lowering your energy costs.

Your roof is the only thing standing between your property and the elements. Having some knowledge of roofing terminology will go a long way toward keeping your building well maintained for years to come. Read on to learn more about some essential roofing terms:
Roof Truss
The roof truss is the framework of beams that supports your roof. In the typical Tennessee home, it is is made up of wood rafters that peak at the top and sloping down into the overhangs. This sloped design allows rainwater and snow to more easily flow off your roof.
Shingles
Shingles are the roof coverings that protect your roof from the elements. In the United States, they are typically made up of fiberglass-based asphalt, and consist of small, overlapping elements. Shingles deteriorate over time, and should typically be replaced every 15 to 20 years.
Decking, Sheathing, and Underlayment
Typically covered by shingles, the decking and underlayment sit atop the rafters of your roof. The decking, or sheathing, is made up of panels covering the top of the roof truss. Underlayment, in turn, covers the decking. Made up of felt paper, it provides an additional protection against moisture.
Ice Dams
Tennessee homeowners don’t typically have to worry about ice dams. That said, ice dams can form if a day of heavy snowfall is followed by a string of freezing days. Ice dams form when warm air from your home melts the ice on your roof. When the water flows down, it becomes trapped behind ice and snow on your roof’s overhang, forming an ice dam. To avoid ice dams, you should insulate your attic and make sure your entire roof is the same temperature.
